The area to be developed is located in a juncture of various urbanistic types, e.g., fragmentary perimeter blocks, open blocks, and, to the southwest, small-scale scattered settlements with single and double houses (Eigenheimweg) arranged in a nonspecific way. The overall planning concept explicitly provides for strengthening the pre-existing structure by clearly affirming extant building substance. For example, along Winsener Strasse, a proposed building volume follows the line of the street establishing a distinct rim with a gain in terms of protection from noise and identity. Urbanistically in an logical and relaxed way, this solution not only also ensures access and passageways to the apartments, but also to the settlement's public space thoroughfare and to the entrances of the retail spaces. On a second level – conceived with a reduction in height, but likewise developed throughout with building volumes along the street – there are expansive spatial structures on three to five floors supplely adapted to the situation. On the other hand, towards Eigenheimweg an immediately adjacent spatial figure with townhouses meeting the challenge of a change in scale establishes the transition to the structure of single family homes.
